Shoot at the Golden Hour

The hour after sunrise and the hour before sunset produce warm, directional light that makes properties look their best. Harsh midday sun creates flat images with blown-out highlights. If a client insists on a midday shoot, use ND filters and plan to spend more time in post.

Lead with the Approach

Your first shot should show the property in context — the street, the neighborhood, the surrounding area. Buyers want to understand where they're buying, not just what. A wide establishing shot at 200–300 feet gives that context without distorting the property.

The 45-Degree Rule

Shooting at a 45-degree angle to the property (rather than straight overhead or straight-on) shows both the roof and the facade simultaneously. This is the most useful angle for most residential listings.

A slow, smooth orbit around the property at 50–80 feet is the most effective way to show outdoor amenities. Keep the property centered, maintain consistent altitude, and fly at a speed that allows smooth playback at 1x.
